What Bandra apartment supply looks like

Bandra West is a built-up suburb, so new homes arrive almost entirely through redevelopment of older buildings, not on vacant land. Property Butler (May 2026) describes Bandra West supply as effectively redevelopment only, with no greenfield land.

In practice the apartment supply falls into three groups. Redevelopment towers replace ageing society buildings, often with the existing members rehoused first. Sea-facing luxury towers sit along the western shore at Reclamation, Bandstand and Carter Road. BKC-edge premium towers cluster around Kala Nagar and the BKC annexe in Bandra East, close to the business district.

Ask for the MahaRERA number and confirm the registration, promoter and possession date match the brochure. For under-construction flats, HomeFirst India (June 2026) puts GST at about 5 percent without input tax credit; a ready flat with an occupancy or completion certificate carries no GST.

Stamp duty in Mumbai is about 6 percent for male buyers and 5 percent for female buyers including the 1 percent metro cess, per a builder blog and ClearTax; confirm against IGR Maharashtra. For redevelopment projects, ask whether the society's consent, the commencement certificate and the rehabilitation timeline are in place. Pali Hill delivery has run longer than advertised, with Property Butler noting 28 to 48 months observed against 24 to 30 months promised.
