How to Choose

West and East: how the geography works

Bandra station sits on the Western and Harbour lines and divides the suburb. Bandra West runs to the Arabian Sea and holds the promenades, the old village lanes and the hill pockets. Bandra East holds the Kherwadi and Kala Nagar areas and borders BKC.

Of our 105 projects, 62 sit in Bandra West and 43 in Bandra East. West supply is largely redevelopment, since Property Butler (May 2026) describes it as having no greenfield land. East has a mix of redevelopment, slum rehabilitation and BKC-adjacent commercial supply.

BKC is mainly a business district, with residential supply in the adjoining pockets such as Kala Nagar. The BKC metro station on Metro Line 3 and the Bandra Colony station are the nearest metro points for most of the area.

How to Choose

How the pockets differ

Bandra West splits into hill, sea and arterial belts. Pali Hill is a low-rise bungalow and builder floor belt. Carter Road and Bandstand are sea-front promenades, and Bandra Reclamation is the high-rise strip near the Sea Link. Hill Road and Mount Mary carry the older heritage fabric, and Chimbai is a Koli fishing village with slow redevelopment.

Bandra East pockets include Kherwadi (former MHADA housing, redevelopment since 2005 to 2006), Kala Nagar next to BKC, and Gandhi Nagar. BKC itself is commercial. Santosh Nagar is tagged to Bandra on some portals but is mostly listed in Goregaon East, so verify before relying on it.

Data depth varies. Some pockets, such as Chapel Road and Almeida Park, have little published price data, and we show those details as on request.

How to Choose

Price bands by pocket

Portal figures are asking or listing averages and differ across sources, so we quote ranges with a source and date, never a single number.

PocketPrice per sq ftSource and date
Carter Road and BandstandRs 55,000 to 1,15,000Property Butler, May 2026
Bandra ReclamationRs 50,000 to 90,000Property Butler, May 2026
Linking Road and Hill RoadRs 45,000 to 65,000Property Butler, May 2026
Pali HillSources disagree: Rs 35,000 to 55,000 for apartments, Rs 60,000 to 1,50,000+ elsewhereProperty Butler, May 2026
Kala Nagar and BKC annexeRs 55,000 to 65,600RealtyPromoo, April 2026

Santosh Nagar and KherwadiRs 35,000 to 48,000RealtyPromoo, April 2026

Aurum PropTech Pulse gives a lower Kherwadi range of about Rs 10,450 to 39,800 (undated), which conflicts with RealtyPromoo. Chimbai averages about Rs 28,993 (NoBroker, 2026).

How to Choose

How to choose a micro-market

Start from your use case. Owner-occupiers who want walkable sea-front and cafes lean to Carter Road, Bandstand and Pali Hill. Buyers who work in BKC may prefer Kala Nagar or Kherwadi for the commute, since Property Butler (May 2026) cites a BKC to Bandra corridor of about 8 to 10 minutes from Pali Hill via Linking Road and Turner Road.

Investors should compare yield. Property Butler (May 2026) puts Bandra West gross rental yield at about 2.0 to 2.5 percent, while RealtyPromoo (April 2026) puts Bandra East at about 4 to 5 percent. Higher yield in the East reflects lower entry prices and corporate demand from BKC.

Whatever you choose, check the building's redevelopment or consent status, the MahaRERA record and the neighbourhood guides on schools, hospitals and connectivity. Compare the same pocket on two portals before trusting a figure.

FAQ

Frequently Asked Questions

What is the difference between Bandra West and Bandra East?

The railway line divides them. Bandra West faces the sea, with promenades, hill pockets and mostly redevelopment supply. Bandra East borders BKC and has lower per sq ft bands in several pockets and higher reported rental yields.

Which is cheaper, Bandra West or Bandra East?

Sourced bands are generally lower in Bandra East pockets such as Kherwadi and Gandhi Nagar than on the Carter Road or Pali Hill side. Figures differ across portals, so compare ranges with source and date, as in the table above.

Is Santosh Nagar part of Bandra?

Portals disagree. The best-known Santosh Nagar is in Goregaon East, though some portals tag a Santosh Nagar page to Bandra West. Verify the exact address and pincode before relying on any price quoted for it.

How many Bandra localities does this site cover?

We cover 13 localities across Bandra West, Bandra East and BKC. Some have limited published data, and we show those details as on request.
