Context

Why plotted development does not exist in Bandra

Plotted developments divide open land into sale plots with roads and utilities. Bandra has almost no open land. Property Butler (May 2026) describes Bandra West supply as effectively redevelopment only, and the area is a mix of old bungalows, societies and mid-rise buildings on fixed plots.

Bandra East is shaped by the planned BKC district and by MHADA and slum-rehabilitation land. These plots are held by public bodies, societies or rehab schemes and are redeveloped as buildings, not sold off as individual plots.

What to Check

How land actually changes hands in Bandra

Land moves in a few ways. An old bungalow plot is sold by the family to a buyer or developer. A housing society hires a developer to rebuild. Or neighbouring societies combine into a larger plot under cluster redevelopment.

  • Bungalow sales: the plot comes with an old structure and a legal history that needs a full title check.
  • Society redevelopment: members get new flats and the developer sells the surplus, which is where most new Bandra flats come from.
  • Cluster redevelopment, DCPR 33(9): in the suburbs it needs about 6,000 sq m of contiguous area, an 18 m road, and consent of 51 percent of each society and 60 percent overall (Society Redevelopment Mumbai, 2026).
  • Slum rehabilitation, DCPR 33(10): SRA schemes give eligible occupants 300 sq ft carpet free and are relevant to pockets such as Kherwadi (Archonet, Aug 2026).

What a buyer can do

If you want to own land value in Bandra, the practical route is a flat in a redevelopment project, where you buy a share of the land through the building. Our apartments page lists projects by stage, and under construction projects show where new surplus homes are coming up.

If you own a share in an older society and are considering redevelopment, the 51 percent consent rule, the minimum area and the corpus are the starting questions. Note that 33(7), the cessed-building route, is reported with different applicability by different sources, so verify with a professional before relying on it for Bandra (Society Redevelopment Mumbai vs Archonet, Aug 2026).

Be careful with any offer of a Bandra plot for sale at a low price. Ask for the 7/12 or property card, the development rights, and a lawyer's report. A disputed title is the main risk with any land offer.

Our Pali Hill profile covers the bungalow belt, which is where most low-rise land sits.

How It Compares

What redevelopment rules mean for land value

Under cluster redevelopment (DCPR 33(9)), total FSI is about 4.00 or the rehab area plus incentive, whichever is greater. Each residential occupant must get at least 300 sq ft carpet, and the developer typically pays a corpus of about Rs 50,000 per tenement (Society Redevelopment Mumbai, 2026). These rules decide how much of a plot's value reaches the existing owners and how much is left for sale.

When a developer quotes a price, ask how many members are being rehoused, what the sale area is and who holds the title to the land under the building. A flat in the sale wing of a redevelopment is the way most buyers get a share of Bandra land.

FAQ

Frequently Asked Questions

Can I buy a residential plot in Bandra?

Not as a developer-sold plot. Land in Bandra changes hands as bungalow sales or through redevelopment. Each deal needs a full title and development-rights check.

Why are there no plotted developments in Bandra?

Bandra is a built-up Mumbai suburb with little open land. Property Butler (May 2026) describes its supply as effectively redevelopment only.

What is cluster redevelopment in Bandra?

It lets neighbouring societies combine plots for rebuilding. In Mumbai suburbs the minimum contiguous area is about 6,000 sq m, with consent from 51 percent of each society and 60 percent overall (Society Redevelopment Mumbai, 2026).

What should I buy if I want land value in Bandra?

A flat in a redevelopment project gives you a share of the land through the building. Check RERA registration, the commencement certificate and the possession date before you pay.
