At Rs 1 crore, no sourced band fits a 300 sq ft home, and only the lowest Kherwadi rate gets close, at about 285 sq ft. Budgets this low point to very compact units, older stock or resale.
The table multiplies four example sizes by sourced per sq ft ranges. It is illustrative arithmetic, not a price list. Portals do not always say whether a rate applies to carpet or saleable area, and saleable area is usually larger, so ask any developer for the RERA carpet area and the price on that basis.
HomeBazaar (August 2026) reports 2 BHK homes from about Rs 95 lakh across Bandra West and East combined. Treat that as the bottom edge of the market, not a typical price, since it is a pooled starting figure.
Read from the other direction, the second table converts the budget itself into area. Pocket detail is on the Kherwadi and Gandhi Nagar pages.
| Size | Kherwadi / Santosh Nagar (Rs 35,000 to 48,000) | Gandhi Nagar (Rs 45,000 to 55,000) | Kala Nagar / BKC annexe (Rs 55,000 to 65,600) | Linking Road / Hill Road (Rs 45,000 to 65,000) |
|---|---|---|---|---|
| 300 sq ft | Rs 1.05 Cr to 1.44 Cr (over) | Rs 1.35 Cr to 1.65 Cr (over) | Rs 1.65 Cr to 1.97 Cr (over) | Rs 1.35 Cr to 1.95 Cr (over) |
| 400 sq ft | Rs 1.4 Cr to 1.92 Cr (over) | Rs 1.8 Cr to 2.2 Cr (over) | Rs 2.2 Cr to 2.62 Cr (over) | Rs 1.8 Cr to 2.6 Cr (over) |
| 500 sq ft | Rs 1.75 Cr to 2.4 Cr (over) | Rs 2.25 Cr to 2.75 Cr (over) | Rs 2.75 Cr to 3.28 Cr (over) | Rs 2.25 Cr to 3.25 Cr (over) |
| 600 sq ft | Rs 2.1 Cr to 2.88 Cr (over) | Rs 2.7 Cr to 3.3 Cr (over) | Rs 3.3 Cr to 3.94 Cr (over) | Rs 2.7 Cr to 3.9 Cr (over) |
Illustrative arithmetic only. Marks show the position against the budget: within, partly within or over. Size multiplied by the sourced per sq ft range. Kherwadi / Santosh Nagar, Gandhi Nagar and Kala Nagar / BKC annexe bands: RealtyPromoo, April 2026. Linking Road / Hill Road band: Property Butler, May 2026. These are portal asking and listing figures, not a quote for any project.
We will check current price sheets across Bandra pockets and tell you which projects can actually fit.
Divide the budget by the sourced rate and you get the range below. It is before stamp duty, GST and other costs, which come out of the same pocket.
| Pocket band | Area Rs 1 crore covers |
|---|---|
| Kherwadi / Santosh Nagar | 210 to 285 sq ft |
| Gandhi Nagar | 180 to 220 sq ft |
| Kala Nagar / BKC annexe | 150 to 180 sq ft |
| Linking Road / Hill Road | 155 to 220 sq ft |
Budget divided by the sourced per sq ft range, rounded to the nearest 5 sq ft.
The agreement value is not what you pay in total. Stamp duty in Mumbai is about 6 percent for male buyers and about 5 percent for female buyers, including a 1 percent metro cess. Registration is about 1 percent, capped at Rs 30,000.
GST is about 5 percent on under-construction, non-affordable homes. Affordable homes pay about 1 percent (carpet up to 60 sq m in metros and value up to Rs 45 lakh), and ready homes with an occupancy certificate pay none. The ready-versus-under-construction choice can therefore move the total by several lakh.
| Cost on top | Rule | On Rs 1 crore |
|---|---|---|
| Stamp duty (incl. 1 percent metro cess) | 5 to 6 percent | Rs 5 lakh to 6 lakh |
| Registration fee | Up to Rs 30,000 | Rs 30,000 |
| GST, under construction | About 5 percent | Rs 5 lakh |
| Extras if ready with OC | No GST | Rs 5.3 lakh to 6.3 lakh |
| Extras if under construction | With GST | Rs 10.3 lakh to 11.3 lakh |
Stamp duty and registration: Sobha Limited blog (a builder site), September 2026, and ClearTax, April 2025. GST: HomeFirst India, June 2026. Verify rates on IGR Maharashtra and with the developer before you budget. Parking, maintenance deposits, legal fees and brokerage are extra.
RBI loan-to-value limits quoted by Godrej Capital (June 2023, an older source, so verify with your lender) cap lending at 75 percent above Rs 75 lakh. On a Rs 1 crore home that means a down payment of about Rs 25 lakh (25 percent), before the extra costs above.
BankerMart (August 2026, updated that quarter) lists starting home loan rates of about 7.0 to 7.5 percent for borrowers with a CIBIL score of 750 or more. Your own rate depends on income, profile and the lender. Lenders generally lend against the agreement value, so budget for stamp duty and GST from your own funds and confirm the rule with your bank.
Start with pockets, not the Bandra name. Bandra East pockets such as Kherwadi and Gandhi Nagar are cheaper per sq ft than most of Bandra West. Compare ready and under-construction options on the same total cost, including GST, rather than on the headline price.
Before you pay a token amount, verify the RERA registration on MahaRERA and ask for the carpet area, the price sheet and the possession date in writing. For wider price context, read the Bandra property rates guide, and look at the under Rs 3 crore page if you can stretch the budget.
It is possible only in very small units, older stock or resale. Rs 1 crore buys roughly 210 to 285 sq ft at the cheapest sourced Bandra East band. HomeBazaar reports 2 BHK homes from about Rs 95 lakh across Bandra, but that is a starting figure, not a typical price.
We show a starting price only when two independent sources agree on it, and only 4 projects in our pool carry a verified starting price. Many developers publish price sheets only on request. The page still gives you sourced per sq ft arithmetic to work with.
Add about 5 to 6 percent for stamp duty and Rs 30,000 for registration. Add about 5 percent GST if the home is under construction, or nothing if it is ready with an occupancy certificate. Check the rates on IGR Maharashtra before paying.
Price alone does not decide safety. Some Bandra East pockets include redevelopment and SRA projects, where approvals and delivery vary. Check the MahaRERA record, the building consent status and the declared possession date before booking.
