Context

What affordable means in Bandra

Bandra is one of the costliest parts of Mumbai, so our affordable or mid tier means compact or relatively lower-priced, not cheap. The tier is our own editorial grouping based on location, product and quoted pricing. It is not a government or developer label.

For scale, HomeBazaar (August 2026) quotes pooled Bandra 2 BHK homes from about Rs 95 lakh, and RealtyPromoo (April 2026) puts Bandra East 2 BHK totals at about Rs 2.35 to 4.5 crore. Smaller homes are covered on our 1 BHK page.

What to Check

Where the relatively affordable pockets are

They are in Bandra East, in former MHADA colonies and slum-rehabilitation areas that are now being redeveloped into towers. This is DCPR 33(10) territory for SRA schemes, with free entitlements of 300 sq ft carpet for eligible occupants and incentive area that the developer sells (Archonet, August 2026).

  • Kherwadi: former MHADA housing, redeveloping since 2005 to 2006, some projects stalled. RealtyPromoo (April 2026) gives about Rs 35,000 to 48,000 per sq ft for Santosh Nagar and Kherwadi, while Aurum PropTech Pulse shows a lower average of about Rs 20,410. The sources conflict.
  • Gandhi Nagar: RealtyPromoo (April 2026) gives about Rs 45,000 to 55,000 per sq ft.
  • Santosh Nagar: grouped with Kherwadi in the same RealtyPromoo band.
  • See Kherwadi and Gandhi Nagar for the locality profiles.
Price Context

Affordable GST: 1 percent

HomeFirst India (June 2026) states that affordable housing attracts about 1 percent GST, against about 5 percent for other under-construction flats, when the carpet area is up to 60 sq m in metros and the value is up to Rs 45 lakh. Both conditions must be met, and the rule should be checked against the current GST notification.

On the price bands above, most Bandra flats are priced well over Rs 45 lakh, so the 1 percent rate will rarely apply. Ready flats with an occupancy certificate carry no GST.

How It Compares

What to verify

Redevelopment pockets carry execution risk. Check that the society or SRA scheme has its approvals, the developer's track record, the possession date on MahaRERA and the maintenance charge: RealtyPromoo (April 2026) cites about Rs 8,000 to 15,000 per month in Bandra East. 0 of the 4 here have a confirmed RERA registration, so verify each on MahaRERA before booking. Also see Bandra East projects.

Buyer Notes

Where the money goes beyond the price

Budget for stamp duty of about 5 to 6 percent including the 1 percent metro cess and a registration fee of about 1 percent, capped at Rs 30,000 (builder and finance blogs; confirm on IGR Maharashtra). Add society charges and, for under-construction flats not covered by the affordable rule, about 5 percent GST.

For the loan, the RBI loan-to-value cap is about 90 percent up to Rs 30 lakh, 80 percent from Rs 30 to 75 lakh and 75 percent above that (Godrej Capital, June 2023, older source). Home loan rates start around 7.00 to 7.50 percent for good credit scores (BankerMart, August 2026).
