This independent guide tracks 105 residential and commercial projects across Bandra West, Bandra East and BKC, from 6 new launches to 35 ready buildings, with 43 carrying a RERA number in our records. Browse the new launches or the under-construction projects, and check every price, stage and possession date against MahaRERA before you pay.

Every project below comes from one verified list: a project appears only when at least two independent sources agree on its name and locality. 63 of the 105 projects have a confirmed stage; for the rest, sources disagree, so we show no stage.
The 6 new launch projects below have opened bookings. Check the registered possession date and MahaRERA number before paying any booking amount.

The railway line splits Bandra into two very different markets. Pick a side first, then a pocket.
62 projects across Pali Hill, Bandra Reclamation, Turner Road, Mount Mary and the sea-front strip. Supply is mostly redevelopment towers and boutique buildings.
43 projects around BKC, Kala Nagar, Kherwadi and Gandhi Nagar. Closer to the business district, with MHADA and SRA redevelopment pockets.
Each locality page shows the verified projects, price context from named sources and how to get around.
38 developers have a verified Bandra project on this site, and 38 developer profiles exist in total.
If you already know the size or kind of property you want, these pages cut the list down.
Only 5 projects publish a verified starting price. The budget pages show that list plus transparent arithmetic from sourced rates.
Bandra prices vary by pocket and by source, and portal figures are asking or listing averages. For Bandra West, Property Butler (May 2026) gives an average of about Rs 63,250 per sq ft and HomeBazaar (August 2026) about Rs 64,950. For Bandra East, averages range from about Rs 44,780 (NoBroker, August 2026) to about Rs 52,800 (HomeBazaar, August 2026). We never average these, so compare ranges and dates.
The gap between pockets is wider than the gap between the East and West averages. On the Bandra West side, Carter Road and Bandstand range from Rs 55,000 to 1,15,000 per sq ft, while Linking Road and Hill Road sit at Rs 45,000 to 65,000. In Bandra East, Kherwadi and Santosh Nagar are quoted at Rs 35,000 to 48,000, against Rs 55,000 to 65,600 near BKC.
For direction, HomeBazaar (August 2026) reports Bandra West at about Rs 64,950 against about Rs 60,950 in 2025, and Bandra East at about Rs 52,800 against about Rs 51,000 in 2025. Knight Frank, cited by Business Standard, put Mumbai prime residential prices up about 6.2 percent year on year in Q2 2026. That is a city-level prime index, not a Bandra figure, and we found no dated Bandra-specific 2026 sales or launch counts. Read the Bandra property rates guide for detail.
| Price per sq ft | Source and date | |
|---|---|---|
| Bandra West average | Rs 63,250 to 64,950 | Property Butler, May 2026; HomeBazaar, August 2026 |

| Linking Road and Hill Road | Rs 45,000 to 65,000 | Property Butler, May 2026 |

| Santosh Nagar and Kherwadi | Rs 35,000 to 48,000 | RealtyPromoo, April 2026 |
| BKC average | Rs 41,455 to 59,700 | Aurum PropTech Pulse, 2025; Square Yards, data to August 2026 |
Portal asking and listing figures, not transaction prices. Sources conflict for Pali Hill, Kherwadi and BKC, so ranges show each source. Khar border and Union Park have no reliable dated figure.
Status labels carry the caveats of the sources. Dates marked tentative can move.
The 33.5 km line runs from Aarey JVLR to Cuffe Parade with 27 stations, opened in phases between 2024 and 2025. Stations near Bandra include BKC, Bandra Colony and Dharavi, and the airport terminals are on the line.
The 5.6 km Sea Link has been open since 2009 and cuts a peak Bandra to Worli trip from 20 to 30 minutes to about 10 minutes, per Wikipedia. A toll applies. The Coastal Road connector opened on 27 January 2025, with Marine Drive to Bandra projected at 10 to 15 minutes. The Bandra to Kandivali phase is under construction.
Phase 1 opened in April 2026 from Diamond Garden (Chembur) to Mandale. The Bandra-side stretch is not open, and Wikipedia lists a tentative target of December 2027 for Bandra to Kurla East. Opening dates conflict between sources, so treat them as tentative.
The 17.17 km project, including connectors, is under construction. Sources point to an opening in 2027 or later, and the dates are unconfirmed.
The underground terminal, about 32 m deep with six platforms, is under construction. The railway minister said in March 2026 that foundation works were almost complete. Wikipedia lists opening around 2029, which is unconfirmed.
The same checks apply on every page of this site.
Search the project on the MahaRERA site and confirm the registration number, the promoter, the project address and the carpet areas on file. Check the quarterly updates and any complaints. Our RERA-registered list is a starting point, not a substitute for your own check.
The completion date on MahaRERA is the legal commitment, and the date in a brochure may differ. Ask which is which, and look for extensions. Property Butler (May 2026) notes that Pali Hill timelines advertised at 24 to 30 months have been observed at 28 to 48 months.
Ask for the title report, the development agreement and the search report from an independent lawyer. Check for pending cases against the land or the promoter. Property Butler flags pre-RERA builder-floor title risk in Pali Hill.
Most Bandra supply is redevelopment. Ask whether the society consents, the approvals under the relevant DCPR route and, for ready homes, the occupancy certificate are in place. See the developer guide for how to read a track record.
Add stamp duty of about 5 to 6 percent, registration up to Rs 30,000, GST where it applies, parking, maintenance deposits and legal fees to the agreement value. Our budget pages show the arithmetic.
Prices, getting around, living in Bandra and comparing it with Khar, Santacruz and Juhu.
Our pool holds 105 projects, including 6 new launches, 21 under construction and 35 ready. Stage is not confirmed for 42 of them. Each listing shows only what our sources support, and other details are shown as on request.
It depends on the pocket and source. Property Butler (May 2026) and HomeBazaar (August 2026) put the Bandra West average at about Rs 63,250 to 64,950, while Bandra East averages run from about Rs 44,780 to 52,800 across portals. Pali Hill alone ranges from Rs 35,000 to 1,50,000+ depending on the source.
Sources vary. Property Butler (May 2026) puts Bandra West 2 BHK homes at about Rs 3 crore onwards, RealtyPromoo (April 2026) puts Bandra East at about Rs 2.35 to 4.5 crore, and HomeBazaar (August 2026) reports Bandra-wide 2 BHK from about Rs 95 lakh. The lowest figure is a starting point, not a typical price.
Stamp duty is about 5 to 6 percent including a 1 percent metro cess, plus registration up to Rs 30,000. GST is about 5 percent on under-construction non-affordable homes, about 1 percent on affordable homes, and nil on ready homes with an occupancy certificate. These come from builder and finance blogs, so verify on IGR Maharashtra.
It depends on the goal. Bandra West has the sea-front and hill pockets, with gross rental yield of about 2.0 to 2.5 percent (Property Butler, May 2026). Bandra East is closer to BKC, with lower entry bands and yields of about 4 to 5 percent (RealtyPromoo, April 2026).
Search the project or promoter name on the MahaRERA website and match the registration number, declared completion date and promoter details to the marketing material. Do this before paying any booking amount. A number printed in an advertisement is not proof on its own.
