How yield is computed

Gross rental yield is the annual rent divided by the purchase price, shown as a percentage. A flat worth Rs 5 crore that rents for Rs 1 lakh a month earns Rs 12 lakh a year, which is a gross yield of 2.4 percent. The numbers are hypothetical and only illustrate the arithmetic.

Net yield subtracts costs such as maintenance, property tax and vacancy. Property Butler (May 2026) puts net yield for Bandra West about 0.4 to 0.6 points lower than gross. RealtyPromoo (April 2026) cites maintenance of about Rs 8,000 to 15,000 per month in Bandra East.

Against the Mumbai average

Property Butler's Pali Hill guide (May 2026) cites a Mumbai-wide gross yield of about 2.5 to 3.0 percent. Against that range, its Bandra West figure of 2.0 to 2.5 percent is at or below the bottom of the range, and Pali Hill at 1.5 to 2.0 percent is lower still. RealtyPromoo's 4 to 5 percent for Bandra East is above it.

Our files hold no Mumbai average from Square Yards, so we cannot place the Square Yards figures against a city number from the same publisher. The Juhu row is the only same-source comparison, and Square Yards shows Bandra West slightly above Juhu in June 2026.

Guide

Why West is low and East is higher

West prices are high relative to rents. A Bandra West 3 BHK furnished rent of about Rs 2 to 4 lakh a month (Property Butler, May 2026) sits against a purchase price in the crores. The East has lower prices per sq ft and a large pool of office workers at BKC, about 4 lakh daily according to RealtyPromoo, which supports rental demand.

Look at Bandra rent by BHK for the underlying rents and at Bandra rates for the price side. Each source's yield is built from its own pair of numbers.

Guide

Using yield in a decision

Yield is one part of return. Buyers in Bandra West often weigh price stability and scarcity more than rent, whereas East buyers can look for a higher income. Both sides carry delivery and holding-cost risks that are discussed in the investment guide. This page is information, not advice.

FAQ

Frequently Asked Questions

RealtyPromoo reports about 4 to 5 percent gross (April 2026) and Square Yards about 4.2 percent (June 2026). Both are above the Bandra West figures from the same publishers.
