Sea view and location carry the biggest premium. Property Butler (May 2026) puts the sea-view uplift at about 30 to 40 percent; see sea facing flats. Redevelopment supply is tight in Bandra West, which supports prices but also means high holding costs and, per Property Butler, the lowest headline appreciation of the three areas it compares: about 19.5 percent over five years against about 29.4 percent for Bandra East.

What to verify before you buy
Check the occupancy certificate for ready homes and the MahaRERA registration for new ones; 12 of the 32 here carry a confirmed registration. Ask for the parking allotment in writing, the carpet area and the exact floor.
Treat sea-view claims carefully. Ask whether the view is full or partial and from which rooms, and look at it in person. For under-construction homes budget for GST at about 5 percent (HomeFirst India, June 2026) and stamp duty of about 5 to 6 percent.

Luxury across Bandra West and East
In Bandra West, luxury pricing is set by the pocket, from Carter Road and Bandstand to Pali Hill. In Bandra East it is tied to BKC: Kala Nagar and the BKC annexe are quoted at about Rs 55,000 to 65,600 per sq ft (RealtyPromoo, April 2026).
Bandra East also offers a higher gross yield, about 4 to 5 percent, against 2.0 to 2.5 percent in Bandra West (RealtyPromoo, April 2026; Property Butler, May 2026). That matters if you plan to rent the home out. For the larger sizes in this tier see 3 BHK.
Bandra West is also where holding costs bite. Property Butler (May 2026) lists high holding costs and redevelopment risk on 25-year-old stock among the cons, so ask what the monthly maintenance is before you compare headline prices.
