An integrated township combines homes, schools, retail and open space on a single large parcel. Bandra West is built up and its new supply is redevelopment only (Property Butler, May 2026). Parcels come in the size of a society plot, not hundreds of acres.
Bandra East has more planned land, but it was planned as a business district and as MHADA housing colonies, not as a residential township.
Tell us the pocket and budget, and we will share price sheets, plans and availability for matching Bandra projects.
Three formats come closest to township scale, and each is quite different from a suburban township.
Because none of these formats is a township, amenities are spread through the neighbourhood. Expect to rely on public parks, clubs, schools and hospitals nearby, and on your building's own podium amenities. Kala Nagar, Gandhi Nagar and Kherwadi in Bandra East are each described on their Bandra East page.
If the appeal of a township is amenities and a gated environment, look at the amenity specification of individual towers. See apartments for the full list and BKC for the business district's residential edge. If you work in BKC, living in Kala Nagar or the BKC annexe cuts the commute, and Metro Line 3 serves the BKC station (opened 2024).
Prices near BKC are mixed. RealtyPromoo (Apr 2026) gives Rs 55,000 to 65,600 per sq ft for Kala Nagar and the BKC annexe, while Aurum PropTech Pulse (2025) gives a BKC average of about Rs 41,455. Use the range and ask for current rates.
Social infrastructure in Bandra is spread across the neighbourhood, not inside a campus. Our guide to social infrastructure covers schools, hospitals and parks nearby.
One reference point helps with comparisons. HomeBazaar (August 2026) puts Bandra East at about Rs 52,800 per sq ft and NoBroker (August 2026) at about Rs 44,780, so a home near BKC is not a low-cost alternative to a township elsewhere in the region. Compare total cost, including maintenance of about Rs 8,000 to 15,000 per month cited by RealtyPromoo (April 2026).
Without a township, Bandra living depends on transport. Our locality research lists Metro Line 3 at BKC (opened 2024), the Chunabhatti to BKC flyover, the Santacruz Chembur Link Road, the Western Express Highway via Kalanagar Junction and Bandra station. A bullet train terminal is planned at BKC.
RealtyPromoo (April 2026) cites about 4 lakh daily commuters to BKC. For buyers, this makes commute time a practical alternative to township amenities. See Bandra to BKC and Bandra metro for travel detail.
We have not verified any. Bandra is a built-up Mumbai suburb without the land parcels a township needs. Large planned areas such as BKC are commercial districts.
BKC is a planned business district in Bandra East, not a residential township. It hosts NSE, Jio World Centre and the US Consulate, with housing in adjoining pockets such as Kala Nagar.
A redevelopment tower with a club, garden and parking podium, or a home in Kala Nagar close to BKC. Compare amenity lists and maintenance charges before choosing.
Search the project on MahaRERA for registration, promoter and possession date. We cover Bandra only, so we do not rate projects outside it.
Tell us your budget, preferred pocket and timeline. We will point you to the projects in our list that fit and flag what to verify before you visit.
