Counts come from the same project list used on every page of this site. Projects whose stage sources disagree are counted but not given a stage.
How this site picks developers
We do not rank or endorse developers. A developer shows up here because it is named as the promoter or developer of a Bandra project in the public sources we use, such as RERA records, developer websites and listing portals.
Where two sources disagree on a detail, such as a launch year or a price, we show the detail as on request rather than pick one. A profile can therefore look short. That reflects what is verifiable, not a judgement on the developer.
Bandra is a redevelopment-led market, so many names are mid-sized firms that build a handful of buildings rather than large townships. Browse the full new launch list to see which developers have active projects, or read the RERA-registered list if registration is your first filter.
How to read a builder profile page
Each profile starts with the projects we hold for that developer, split by stage: new launch, under construction and ready. The stage comes from our sources and may lag the site. Treat it as a starting point and confirm on MahaRERA.
Look next at where the projects sit. A developer with several buildings in one pocket, say Pali Hill or Kherwadi, usually knows that pocket's approvals and redevelopment politics better than one working across the city. That is context, not a guarantee of quality.
Fields marked "on request" mean we could not confirm the detail from two sources. Ask the team through the enquiry form and they will share price sheets, plans and availability.
- Project stage and RERA status, as recorded in our sources.
- Location by pocket, linked to the matching locality page.
- Prices only where two independent sources agree.
How to judge a developer's track record
Start with RERA. The MahaRERA site lists a promoter's registered projects, the declared completion date for each and any extension taken. Compare the date promised at launch with the date now on record. Repeated extensions are a signal worth asking about.
Next, check delivery. Visit a completed building by the same developer, talk to residents, and ask the society about the occupancy certificate, defect liability claims and maintenance handover. A delivered project tells you more than a brochure. For Pali Hill builder floors, Property Butler (May 2026) reports advertised timelines of 24 to 30 months against observed 28 to 48 months, so ask for evidence either way.
Then look at financial strength. Listed companies publish annual results and debt levels. Unlisted firms are harder to read, so check whether the project is mortgaged, whether the promoter has pending litigation, and how much of the project is funded from customer money. RERA requires promoters to deposit a share of buyer payments in a separate project account, which limits diversion but does not remove delivery risk.
For redevelopment projects, also ask which society or landlord signed the development agreement, what rent and corpus the developer committed to, and whether the building has the required consents. The buyer guides explain the 33(9) and 33(7) routes in more detail.
What we do not claim
We do not publish awards, ratings or founding-year claims unless a source confirms them, and we do not rate delivery performance. If a profile lacks a detail, it is because the public record did not support it. Read the disclaimer for how we handle data accuracy.
Frequently Asked Questions
How does this site choose which builders to list?
A developer is listed when public sources such as RERA records, its own website or listing portals name it as promoter of a Bandra project. We do not rank developers. Conflicting details are shown as on request.
How can I check a builder's RERA project history?
Search the promoter's name on the MahaRERA website to see its registered projects, declared completion dates and any extensions. Compare these with the dates promised in marketing material. Ask the developer for the RERA number of each project before you pay.
Is a bigger developer always safer in Bandra?
Not automatically. Bandra projects are mostly redevelopments, and many reliable builders are mid-sized firms with a few buildings. Judge each project on its RERA record, consents, funding and the developer's delivered buildings, not size alone.
Why do some builder profiles show little detail?
We include a fact only when the files we hold support it, and show conflicting details as on request. A short profile means fewer verifiable facts, not a problem with the developer. Ask the team for price sheets and plans through the enquiry form.
Ask about a developer
Tell the team which developer or project you are checking, and they will share what they have on pricing, plans and availability.
