An announced project is one that a developer, a news report or a filing says will come. A registered project has a MahaRERA number and a public page. The gap between the two can be months or years, and some announcements never reach launch.
Treat an upcoming tag as a signal to watch, not a reason to book. Until the project is registered you cannot see its promoter record, registered completion date or approved plans.
Also check the developer's track record. The builders hub lists the developers in our pool and the projects each has in Bandra.
Tell us the pocket and budget, and we will share price sheets, plans and availability for matching Bandra projects.
Property Butler (May 2026) notes that Bandra West supply is effectively redevelopment-only. In Bandra East, the BKC area and the older government and MHADA-style colonies are the more likely sources of larger supply. Cluster redevelopment rules set minimum plot sizes, consent thresholds and floor space limits (Society Redevelopment Mumbai, 2026), which is one reason such projects take time to assemble.
That is also why announcements can slip. A redevelopment needs resident consent, approvals and a developer, and any step can delay the launch.
Search the developer name on MahaRERA at intervals. A new registration is the clearest sign that a project is moving. Watch for the commencement certificate and for the first sales announcement.
Compare the stage we show with the stage the developer shows. If the two differ, ask which approvals are in hand. The pre-launch page explains the risks of paying before registration.
Be wary of social media or broker posts that show an artist's impression and a price. Neither is a registration. Wait for a MahaRERA number, then compare the registered details with what you were told.
There is no verified price for the project above. For context, Bandra East averages are reported at about Rs 44,780 per sq ft by NoBroker (August 2026) and about Rs 52,800 by HomeBazaar (August 2026), while BKC annexe pockets are quoted at Rs 55,000 to 65,600 by RealtyPromoo (April 2026). Use these as a range and wait for a registered price.
The full Bandra East list shows projects at every stage.
It is a project that has been announced but has not yet launched for sale. It may or may not have a MahaRERA registration, so check the record before treating it as real.
Bandra has little vacant land and most supply is redevelopment. We also add a project only when two independent sources agree, which keeps the list short.
You should wait for MahaRERA registration. Booking before it exposes you to approval and refund risk, as the pre-launch page explains.
Upcoming means announced but not yet on sale. New launch means the project has opened for sale. A project usually moves from the first to the second after registration.
Send the name and developer and we will check it against the public record.
