Verify the legal entity first: the MahaRERA promoter is not confirmed at brand level because the project companies vary. The builder's own site lists Cliff Tower among its 2025 launches and labels them as outside Bandra, yet our pool places it in Mount Mary, so confirm its exact location on the RERA page.

Separate the boutique towers from the large wings
Cleon is a single tower on a plot of about 0.2 acre, while Seasons is a multi-wing project with Wings A to D listed separately on portals. Ask which wing and which floor a unit belongs to, because listings for the same project name can describe very different buildings.
Pali Hill is the ultra-luxury end of the mix
The Panorama (40 Nargis Dutt Road, roughly 25 to 28 residences) and Parishram (3 residences per floor) are both small, low-unit-count buildings. Ask for the registered carpet area per unit and the number of parking slots, since a handful of residences means few comparable resale prices.
Match each project to its own RERA number
Cleon, Cliff Tower, Erika, Parishram, Stella and The Panorama have numbers on file; Oriana, Prive and Seasons do not. Ask for the certificate, the promoter name on it and the most recent quarterly progress update, and check it on MahaRERA before paying a booking amount.
Kherwadi and Kala Nagar suit different budgets and timelines
Stella offers 2 and 3 BHK homes of 679–942 sq ft carpet, with possession shown as December 2027, and Cleon starts from 439 sq ft carpet. Erika is a 2 BHK-only project that is already ready to move, so you can inspect it before you decide. Ask each sales team for the all-inclusive price, as none is published in our data.
