Overview

Overview and character

The Basilica of Our Lady of the Mount stands about 80 m above sea level and gives the pocket its name. The annual Bandra Fair follows the feast on 8 September on the hill. The surrounding area has older bungalows and small apartment buildings.

New housing is mostly small premium redevelopment of old buildings and bungalow plots. Our notes record very few big launches. The three projects on the cards, which include a society redevelopment, fit that pattern: The Bandra Gul-E-Baug CHSL Redevelopment, Rustomjee Cliff Tower and Sayaji Mio Miraya.

Price Context

Price context

No Mount Mary-specific rate was found, so the table shows the Bandra West figures that include it. These are wide-area numbers and the gap between them is large. A bungalow-plot redevelopment on the hill will not price like an older flat on a busy road.

Ask each developer for the carpet-area rate and an itemised cost sheet. See Bandra West property rates for how the wider area compares.

Getting Around

Connectivity and landmarks

Mount Mary Road links the hill to Hill Road and to Bandstand. Bandra station is about 2 to 3 km away, according to our notes. Landmarks named in the files are the Basilica of Our Lady of the Mount, the Bandstand Promenade and Bandra Fort.

For the arterial road below the hill see Hill Road, and for the promenade see Bandstand.

Project Mix

What the project mix looks like and what to check before booking

Because the pocket is old, redevelopment is the main source of supply. The cards above are the verified projects. 3 of the 3 cards show a RERA registration. Anything not on the cards is unverified until you see its MahaRERA entry.

For a redevelopment project, check these points before paying a booking amount:

  • Whether the society has given consent, and how rehousing of existing members is documented. Under the cluster redevelopment rules (DCPR 33(9)), summarised by Society Redevelopment Mumbai in 2026, consent of 51 percent per society and 60 percent overall is required, though applicability depends on the scheme.
  • The registered carpet area for sale units, separate from the rehab area.
  • The MahaRERA possession date and any extension history.
  • Which approvals apply to the plot. In a heritage pocket, ask the developer to show them.
  • Access and parking: visit at different times of day and around the September fair.
