Bandra West covers sea-front promenades, hill-top bungalow lanes and a commercial spine, and its rates differ accordingly. Below are the per-pocket ranges published for 2026, with each source named. Pali Hill in particular is reported at very different levels by different sources.
Pocket ranges from Property Butler
Property Butler's May 2026 Bandra West guide gives bands for four pockets. The Bandra West locality average in the same guide is about Rs 63,250 per sq ft.
Property Butler groups Carter Road and Bandstand together, so we cannot split them further. Mount Mary, Chimbai and Chapel Road have no pocket-level range in our sources.

Pali Hill: four sources, four answers
Pali Hill shows the widest spread of any Bandra pocket. Even one publisher, Property Butler, gives two bands in May 2026: a very high one in its Bandra West guide and a much lower one in its separate Pali Hill guide.
These are listing or asking averages that differ by method. Whether builder floors, old flats or sea-facing trophy units are counted changes the result a great deal, so none of the rows below should be treated as the market rate.

Why Pali Hill is so hard to price
Pali Hill is a hill-top belt of old bungalows, builder floors and boutique redevelopments of 8 to 15 units, according to our locality research. A small, mixed stock means one or two sales can swing a portal average.
Pali Naka, the market junction at the Pali Hill end, has no rate of its own. It falls inside the Pali Hill bands above. See Pali Hill and Pali Naka for the pocket profiles.
Other pockets and the Khar border
Square Yards puts the Bandra West average at about Rs 67,450 per sq ft in June 2026, against about Rs 62,150 for neighbouring Khar West. Mount Mary has no pocket figure and sits inside the wider West band.
Rizvi Complex and Chapel Road have no usable price in our sources. Turner Road shows an average of about Rs 95,200 per sq ft on Dwello (undated), which that site's listing count may skew. Treat that as low confidence.

Among the pockets with a figure, Chimbai at about Rs 28,993 per sq ft (NoBroker, 2026) and the Linking Road and Hill Road band of about Rs 45,000 to 65,000 are the lowest. Chimbai is a dense village pocket with different stock from the promenade towers.
What are Carter Road rates?
Property Butler gives about Rs 55,000 to 1,15,000 per sq ft for Carter Road and Bandstand together (May 2026). We found no separate Carter Road figure.
Is Bandra West average about Rs 63,000 or Rs 67,000 per sq ft?
