Apartment Price in Bandra: New Launch, Resale and Redevelopment

The price of a Bandra apartment depends on whether you buy a new launch, a resale flat or a flat in a redeveloped building. Each carries different taxes, risks and timelines. This guide sets out the differences and the add-on costs that sit on top of the quoted price.

Three ways to buy

Bandra West has almost no vacant land. Property Butler (May 2026) describes supply there as effectively redevelopment-only. That shapes how you buy.

New launches in Bandra are mostly redevelopments of old buildings, bungalow plots and MHADA or slum-scheme land. Resale flats are in existing societies. A redevelopment flat may be the replacement flat given to an existing member or a new unit the society sold to fund the project.

Guide

Per sq ft versus total price

Rates per sq ft are useful for comparing pockets, but you pay a total. A quote of Rs 70,000 per sq ft on a larger saleable area can cost more than Rs 90,000 per sq ft on a smaller carpet area. Always ask which area basis the rate uses, then multiply. A worked example is on the price per sq ft page.

For rate ranges by pocket, see Bandra property rates.

Sea-view premium

Property Butler (May 2026) puts the premium for a sea-view apartment at about 30 to 40 percent over a comparable non-sea-view flat in Bandra West. The figure is a broker estimate, not a measured index.

It also warns that Pali Hill views are often partial. A flat sold as sea-facing may show only a slice of water. Check the view from the actual floor and unit, not the brochure. We list 13 sea-view projects at sea-facing projects.

Add-on costs on top of the price

Stamp duty, registration and GST are the main additions. The stamp duty and registration figures below come from a builder's blog (Sobha Limited, September 2026) and ClearTax (April 2025), not from the state registration department. Confirm them on the Maharashtra IGR site before you pay.

Guide

Redevelopment and delivery risk

Property Butler flags delivery delays for Pali Hill: advertised timelines of 24 to 30 months against observed delivery of 28 to 48 months. It also notes pre-RERA title risk for older builder floors. Both matter more for apartments bought off plan.

Of the 105 projects on this site, 43 carry a RERA registration. See RERA-registered projects before shortlisting.

FAQ

Frequently Asked Questions

How much extra do I pay on a Bandra apartment besides the price?

Expect stamp duty of about 5 to 6 percent, registration up to Rs 30,000, and GST of about 5 percent on a non-affordable under-construction flat. A flat with a completion certificate has no GST. Sources are listed above and should be confirmed.

Is a sea-view apartment in Bandra much more expensive?

Property Butler estimates a premium of about 30 to 40 percent for sea-view flats in Bandra West (May 2026). It is a broker estimate, and views at Pali Hill are often only partial.

Is it better to buy new or resale in Bandra?

That depends on your tolerance for waiting and your tax position. New under-construction flats carry GST and delivery delay risk. Resale flats carry no GST but need a careful title and society-dues check.

Does Bandra have affordable GST apartments?

The affordable 1 percent GST needs carpet up to 60 sq m in metros and a value up to Rs 45 lakh. Bandra prices in the sources we reviewed are far above that cap.
