Price per Sq Ft in Bandra: Carpet, RERA Carpet and Saleable
A per sq ft rate means little until you know which area it applies to. In Bandra, quotes can be on carpet, RERA carpet or saleable area, and the same flat has a different rate on each. This page explains the three bases and works through an illustrative total cost using only ranges published in our sources.
Three area measures
Carpet area is the floor space you can lay a carpet on, inside the walls. RERA carpet area is the legally defined version used in registered projects, and it is the figure a developer must state in the agreement. Saleable (super built-up) area adds a share of common areas such as lobbies and lifts.
The same flat is largest on saleable area and smallest on carpet area. So the same total price gives the lowest per sq ft rate on saleable area and the highest on carpet area. We have no published loading figure for Bandra in our sources, so ask the developer for the ratio in writing.
| Measure | What it includes | Effect on the rate quoted |
|---|---|---|
| Carpet / RERA carpet | Usable floor area inside the walls | Highest rate for the same total price |
| Saleable (super built-up) | Carpet plus a share of common areas | Lowest rate for the same total price |
General definitions. The loading between the two is project-specific and not published in our sources.
Which rate do portals publish?
The portals we reviewed do not state their area basis consistently. That is one reason Bandra West averages differ: about Rs 63,250 (Property Butler, May 2026), about Rs 64,950 (HomeBazaar, August 2026) and about Rs 67,450 (Square Yards, June 2026). See Bandra property rates.
When you compare two projects, convert both to the same basis before you compare.

How to compute the total cost
Multiply the rate by the area on the same basis, then add the extras. Extras usually include stamp duty, registration, GST on under-construction flats and any charges for parking, club or maintenance deposits. The tax rates are in the table on the apartment price page.
- Step 1: get the agreed area and which basis it uses.
- Step 2: multiply by the quoted rate for the base price.
- Step 3: add GST (about 5 percent on non-affordable under-construction flats, nil with a completion certificate).
- Step 4: add stamp duty (about 5 or 6 percent) and registration (about 1 percent, capped at Rs 30,000).
- Step 5: ask for parking and other charges in writing.
Illustrative example
This example is illustrative, not a quote. It takes a hypothetical flat of 1,000 sq ft and applies the Bandra Reclamation range of about Rs 50,000 to 90,000 per sq ft (Property Butler, May 2026). Tax rates are from the sources named on the apartment price page, and the 6 percent stamp duty case is the male-buyer rate.
The point is the scale of the extras on a Bandra purchase, not the specific amounts.
| Item | Low case (Rs 50,000 per sq ft) | High case (Rs 90,000 per sq ft) |
|---|---|---|
| Base price, 1,000 sq ft | Rs 5 crore | Rs 9 crore |
| GST at about 5 percent (under construction) | Rs 25 lakh | Rs 45 lakh |
| Stamp duty at about 6 percent | Rs 30 lakh | Rs 54 lakh |
| Registration (about 1 percent, capped) | Rs 30,000 | Rs 30,000 |
| Total before parking and other charges | about Rs 5.55 crore | about Rs 10 crore |
Hypothetical area and illustrative arithmetic only. Actual stamp duty is on the higher of deal value and government valuation, and GST depends on the project.
What to check before you sign
Match the area in the draft agreement to the RERA carpet area shown on the project's MahaRERA page. Ask how balconies, terraces and parking are priced. If a flat is sold on saleable area, ask for the carpet area and work out your own carpet rate. The buying guide lists the full checks.
Frequently Asked Questions
Is Bandra price per sq ft on carpet or saleable area?
It varies by source and project. The portals we reviewed do not state a consistent basis. Ask for the area basis in writing and convert to the same basis before comparing.
What is RERA carpet area?
It is the net usable floor area defined under RERA and stated in the sale agreement for a registered project. It excludes common areas, so the rate per sq ft on this basis is higher than on a saleable basis.
How do I calculate the total cost of a flat in Bandra?
Multiply the rate by the area on the same basis, then add GST where it applies, stamp duty of about 5 to 6 percent, registration of up to Rs 30,000 and parking or other charges. The worked example above shows the arithmetic for a hypothetical 1,000 sq ft flat.
Why does my builder's rate differ from the portal rate?
Portal rates are listing averages across many flats and area bases. A builder's rate applies to one project, floor and area basis, and may or may not include extras.
Ask for the full cost sheet
