This page lists the 6 projects we class as New Launch in Bandra, all of them in Bandra West. A launch tag tells you a project has opened for sale, not that it is built, priced publicly or safe to book. The sections below explain what to check before you pay anything.
6 New Launch projects from 5 developers, 4 with a MahaRERA number on file. Prices are shown only where a source states them, so most cards say price on request.

A New Launch project has been announced to the market and is taking bookings or enquiries. In Bandra West almost every such project is a redevelopment of an older building or bungalow plot, because there is no greenfield land left. Property Butler (May 2026) describes Bandra West supply as effectively redevelopment-only.
That shapes what a launch looks like here. Expect small to mid-sized buildings, a limited number of homes and long approval histories rather than a large township. The same shortage of land is one reason Bandra West prices sit well above most of Mumbai.
We tag a project New Launch only when sources agree on the stage. If a developer calls a project launched but we could not confirm it, it appears under the full Bandra West project list without a stage.
Tell us the pocket and budget, and we will share price sheets, plans and availability for matching Bandra projects.
Start with the MahaRERA registration. A project with a registration number can be searched on the MahaRERA website, where the promoter name, the registered completion date and the quarterly updates are public. Of the projects above, 4 have a number on file with us. The MahaRERA registered projects page explains the method step by step.
Then compare three dates: the date in the brochure, the date on the MahaRERA page and the date in the draft agreement. Only the registered date has legal weight. Ask who the landowner is, whether existing tenants or society members have signed a redevelopment agreement, and whether the commencement certificate is in place.
None of the 6 projects above carries a price we could verify from two independent sources, so use market ranges as a guide only. Property Butler (May 2026) puts typical Bandra West totals at about Rs 3 crore onwards for a 2 BHK, Rs 8 to 15 crore for a 3 BHK and Rs 15 to 33 crore for a 4 BHK. HomeBazaar (August 2026) shows a pooled Bandra range with 2 BHK homes from about Rs 95 lakh, which includes the cheaper eastern side.
Per sq ft rates vary more. Property Butler quotes about Rs 63,250 for Bandra West and HomeBazaar about Rs 64,950 (August 2026). Do not average the two. A launch priced far outside the band for its pocket needs an explanation, such as a sea view, which Property Butler says can add roughly 30 to 40 percent.
| Measure | Figure | Source and date |
|---|---|---|
| Bandra West average per sq ft | about Rs 63,250 | Property Butler, May 2026 |
| Bandra West average per sq ft | about Rs 64,950 | HomeBazaar, August 2026 |
| 2 BHK, Bandra West | about Rs 3 crore onwards | Property Butler, May 2026 |
| 3 BHK, Bandra West | about Rs 8 to 15 crore | Property Butler, May 2026 |
| Sea-view uplift | about 30 to 40 percent | Property Butler, May 2026 |
Portal figures are indicative asking or listing levels and differ between sources. Confirm with the developer and the registered agreement.
Under-construction homes carry GST of about 5 percent, or about 1 percent for affordable housing (HomeFirst India, June 2026). Most Bandra launches are above the affordable limit. Stamp duty in Mumbai is about 6 percent, or 5 percent for women buyers, including a 1 percent metro cess (Sobha Limited blog, September 2026; confirm against the Maharashtra registration department).
A 25 percent down payment is a fair planning assumption on homes above Rs 75 lakh, based on the RBI loan-to-value caps reported by Godrej Capital (2023, older, so verify). The under construction page shows how payment plans work after you book.
It is a project that has been opened for sale and is at the start of its sales cycle. In Bandra West it is usually a redevelopment of an older building. A launch tag does not confirm approvals, so check the MahaRERA record.
Some are. Of the 6 on this page, 4 have a MahaRERA number on file with us. For any project without one, ask the developer for the registration number before you pay a booking amount.
We show a price only where a source states one. Many Bandra launches quote on request, and portal rates differ between sources. Use the ranges on this page as context, not as an offer.
Neither is safe by default. At launch you may get a wider choice of floors and a flexible payment plan, but you carry the most construction and approval risk. Later buyers pay more but can see progress on site and in MahaRERA updates.
Send us the project name and we will share the stage, registration and price information we have verified, with sources.
