Carter Road's identity is the promenade along the sea, lined with cafes and used all day for walking and jogging. Behind it sit established premium and luxury buildings, many of them older. It runs parallel to Pali Hill, and Rizvi Complex, an education and residential complex, lies just off the road.
Housing is mostly sea-facing redevelopments and established premium buildings, with occasional boutique launches. Our notes carry medium confidence for this locality: the broad picture is consistent, but there is no Carter Road-only rent or sale rate.
The only dated price band found groups Carter Road with Bandstand, so it is a range for both pockets. It is a wide range, which reflects the gap between older apartments and sea-facing units. Square Yards and HomeBazaar publish Bandra West averages, which are a useful ceiling for context but not a Carter Road figure.
Property Butler puts the sea-view premium at roughly 30 to 40 percent (May 2026). For furnished rents it gives about Rs 2 to 4 lakh per month for a Bandra West 3 BHK. No Carter Road-only rent was found. See Bandra West property rates for the wider picture.
| Source | Date | Price per sq ft |
|---|---|---|
| Property Butler, Carter Road and Bandstand | May 2026 | Rs 55,000 to 1,15,000 |
| Property Butler, Bandra West average | May 2026 | About Rs 63,250 |
| HomeBazaar, Bandra West average | Aug 2026 | About Rs 64,950 |
Asking or listing figures. The two Bandra West rows are locality-wide averages, not Carter Road rates. Sources differ and should not be averaged.
Ask for the current price sheet and the registered possession dates for projects in this pocket.
Link roads are Pali Mala Road, Linking Road and SV Road. Khar Road and Bandra stations serve the area, and portals name Metro Line 3 Bandra Colony as the nearest metro station.
Landmarks are the Carter Road Promenade (Naushad Ali Marg), the Rizvi Education Complex off Carter Road and the Pali Mala Road junction.
The cards above are the verified projects for Carter Road. Other launches may exist, but until two independent sources agree on name and locality we do not list them. The cards give a name and a builder; where stage or price is not shown, ask the developer directly.
Before booking, confirm the MahaRERA registration (1 of the 2 cards shows one), the registered carpet area, the floor and facing for sea views, and the written possession date. For sea-facing redevelopments, ask how the old society's consents were obtained and whether the rehousing commitments are registered.
Compare with nearby alternatives such as Bandstand, which has a similar sea-front character, before you decide.
Because the price band we have is shared with Bandstand and spans a factor of more than two, the most useful comparison is between projects on the cards, using the same basis: carpet area, floor, facing and payment plan. A lower quote for a lower floor or a landside view is not a bargain on its own. Ask each developer to state what the rate includes, such as parking, club access and the share of any floor-rise charge.
Property Butler (May 2026) gives Rs 55,000 to 1,15,000 per sq ft, grouped with Bandstand. This is a wide asking range, so compare with a project's own cost sheet.
