HomeBazaar (August 2026) gives Bandra West 2 BHK rents of about Rs 1.2 to 1.8 lakh per month. NoBroker (August 2026) gives Bandra East 2 BHK rents of about Rs 75,000 to 1.35 lakh. RealtyPromoo (April 2026) puts Bandra East gross yield at about 4 to 5 percent, against about 2.0 to 2.5 percent in Bandra West (Property Butler, May 2026).
On pooled data, HomeBazaar (August 2026) shows Bandra East psf up about 25.8 percent over five years, and Bandra West psf of about Rs 64,950, up from about Rs 54,550 in July 2021. Use the trend to judge entry timing, but do not extrapolate it.

What to verify before booking
Confirm the RERA carpet area, not the saleable area, and ask what is included in the quoted price: parking, floor rise, club membership and GST. Under-construction flats attract about 5 percent GST (HomeFirst India, June 2026), and stamp duty is about 5 to 6 percent including the metro cess (verify on IGR Maharashtra).
For a loan, the RBI loan-to-value cap for loans above Rs 75 lakh is about 75 percent, which means roughly 25 percent down payment (Godrej Capital, June 2023; verify the current rule with your lender). Compare with our 1 BHK and 3 BHK pages.

Choosing between areas
A 2 BHK near BKC suits someone who works there, since BKC has about 4 lakh daily commuters (RealtyPromoo, April 2026) and a Metro Line 3 station. A 2 BHK in Bandra West trades a higher price for the neighbourhood, restaurants and the shoreline. See BKC and Hill Road for the two sides.
