Converting to a yearly rate (CAGR)

Compound annual growth rate (CAGR) turns a multi-year gain into a yearly rate: (1 + total gain) raised to 1 divided by the number of years, minus 1. The figures below are our own arithmetic on the published totals, rounded to one decimal place.

A 3-year gain looks bigger than a 5-year gain at first glance. The yearly rates show how the two periods compare. Bandra East's 44.6 percent over three years works out to about 13.1 percent a year, against about 5.3 percent a year over five years from Property Butler. These are different sources and periods, so the gap may reflect method as much as the market.

Area and periodTotal gainCAGR (our calculation)
Bandra West, 5 years19.5 percentabout 3.6 percent
Bandra East, 5 years29.4 percentabout 5.3 percent
Bandra East, 3 years44.6 percentabout 13.1 percent

Calculated from the totals in the previous table. Pali Hill's 8.2 percent CAGR (2016 to 2026) is as published by Property Butler.

Caveats on portal estimates

  • Listing averages move with the mix of flats on offer, not only with prices.
  • Small pockets such as Kherwadi can show large percentages from a low base.
  • The three-year and one-year figures cover a shorter, more volatile window.
  • Different publishers pick different start dates, which changes the result.
  • None of these is a registered-deal return, and none includes taxes, brokerage or holding costs.
