Bandra vs Bandra West: What You Gain or Give Up

Bandra is one postal suburb on both sides of the railway line, while Bandra West is the sea-facing half that portals and brokers usually mean. This guide compares the whole suburb with the West alone so you know what a West-only search leaves out. Our pool lists 62 projects in Bandra West and 43 in Bandra East.

What the name Bandra covers

Bandra is a single suburb of Mumbai that sits on both sides of the Western and Harbour railway lines. The side west of the tracks is Bandra West, with Hill Road, Pali Hill, Carter Road and Bandstand. The side east of the tracks is Bandra East, which includes Kherwadi, Kala Nagar, Gandhi Nagar and the Bandra Kurla Complex edge.

Portal pages tag these two sides with different pincodes: Bandra West localities show 400050, while Kherwadi, Kala Nagar and Gandhi Nagar show 400051 (NoBroker and Dwello locality pages). Many buyers type "Bandra" and see only West listings, because the West dominates search results and brochures. That is a habit of portals, not a boundary in the postal name.

Bandra against Bandra West on the numbers

No source we reviewed publishes one fair price for the whole suburb, and we do not average the two sides. The table shows West and East separately so you can see the spread that the single word Bandra hides.

Prices, rents and yields differ between portals and between months. Each cell names its source and date.

What you gain by looking only at the West

The West gives you the promenades at Carter Road and Bandstand, the heritage lanes of Mount Mary and Hill Road, and the cafe and school clusters most people picture when they think of Bandra. Supply is mostly redevelopment of old buildings and bungalows, with no greenfield land (Property Butler, May 2026). That scarcity supports prices but leaves few launches.

For commute, the West has Bandra station and the start of the Bandra-Worli Sea Link, which is 5.6 km long and fully open since 2010 (Wikipedia).

Guide

Price bands inside each side

The spread inside each side is wider than the gap between them, so a single Bandra figure misleads. In Bandra West, Property Butler (May 2026) quotes Rs 55,000 to 1,15,000 per sq ft for Carter Road and Bandstand, Rs 50,000 to 90,000 for Bandra Reclamation and Rs 45,000 to 65,000 for Linking Road and Hill Road. NoBroker (2026) puts Chimbai village at an average of Rs 28,993.

In Bandra East, RealtyPromoo (2026) quotes Rs 55,000 to 65,600 for Kala Nagar and the BKC annexe and Rs 35,000 to 48,000 for Kherwadi. Total flat prices follow the same pattern: Property Butler (May 2026) gives a Bandra West 2 BHK from about Rs 3 crore, while HomeBazaar (Aug 2026) gives a pooled Bandra 2 BHK from about Rs 95 lakh. Those two figures cover different pools, so do not subtract one from the other.

Guide

What you give up

A West-only search skips the part of Bandra with more large launches. Bandra East has MHADA and SRA redevelopment, Government Colony redevelopment and premium towers near BKC. It also has a lower entry price and a higher quoted yield, though the two yield figures above come from different methods.

You also miss BKC itself, a planned business district with about 4 lakh workers and a Metro Line 3 station that opened in 2024 (Wikipedia). If your workplace is in BKC, the East can mean a shorter commute than the West.

  • West: sea-front lifestyle, higher price, thin supply.
  • East and BKC edge: corporate access, wider price range, more redevelopment launches.
  • Both: browse by locality, because price within each side varies more than the gap between sides.

Who it suits

Look at the whole of Bandra if you want to compare budgets, need BKC access or want rental income. Look at Bandra West alone if lifestyle and the sea-front matter more than price. FAQ

Frequently Asked Questions

Is Bandra West the same as Bandra?

No. Bandra is the whole suburb, and Bandra West is the half west of the railway line. Bandra East and the BKC edge sit on the other side and have their own price levels, as the table above shows.

Is Bandra East part of Bandra?

Yes. Bandra East shares the suburb name and includes Kherwadi, Kala Nagar and Gandhi Nagar. Portals price it lower than the West, for example Rs 56,150 against Rs 67,450 per sq ft (SquareYards, Jun 2026).

Why do Bandra prices vary so much between websites?

Portals mix asking prices, old flats, builder floors and sea-facing units differently. Pali Hill alone is quoted from about Rs 35,000 to Rs 1,80,000 per sq ft across sources in 2025 and 2026. Compare sources by name and date instead of trusting one figure.

Does BKC count as Bandra?

BKC is in Bandra East, on the eastern edge of the suburb. It is mainly a commercial district, and residential supply sits in neighbouring pockets such as Kala Nagar.
