Pocket bands

RealtyPromoo's April 2026 guide splits Bandra East into micro-pockets. The BKC-facing side is the most expensive, and the MHADA and slum-redevelopment belt is the least.

Dwello's undated averages are Rs 58,200 for Kala Nagar and Rs 49,432 for Gandhi Nagar. Both are low confidence in our research because Dwello shows few listings.

Kherwadi and the Santosh Nagar label

Kherwadi is a former MHADA housing area where redevelopment into high-rises has run since 2005 to 2006, with some projects stuck. Aurum PropTech Pulse shows an average of about Rs 20,410 per sq ft, with a range of about Rs 10,450 to 39,800, and a 2 BHK average of about Rs 2.2 crore. NoBroker lists Rs 15,319 to 37,987.

These sit well below RealtyPromoo's Rs 35,000 to 48,000 band for the same area. The two groups are probably measuring different stock, but we cannot confirm that.

Santosh Nagar needs care. The best-known Santosh Nagar is in Goregaon East, and a few portals tag a smaller pocket to Bandra West. We use it only as RealtyPromoo does, grouped with Kherwadi in Bandra East. See Kherwadi for the pocket profile.

BKC: a commercial hub with a residential fringe

BKC itself is mainly offices, so its sale rates come from nearby residential and service-apartment stock. Square Yards gives about Rs 59,700 per sq ft (data to August 2026, page dated April 2026). Aurum PropTech Pulse gives an average of about Rs 41,455 with a range of about Rs 29,920 to 52,980 for 2025. The gap is large, and both are listing based.

Guide

Where East sits against West

Square Yards shows a government registration rate of about Rs 37,700 per sq ft for Bandra East, against about Rs 49,150 for Bandra West. Market asking averages show a similar gap. For the full comparison, see Bandra West vs Bandra East.

The corporate catchment matters for East prices. RealtyPromoo cites about 4 lakh daily commuters at BKC as the demand base for Bandra East, and Metro Line 3 links the area to the rest of the city. Pockets with walking access to BKC, such as Kala Nagar, sit at the top of the East bands, while pockets with older MHADA and slum-redevelopment stock sit at the bottom.
