Bandra vs Khar: Which Western Suburb Suits You?
Bandra and Khar are neighbours on the Western line, and Pali Hill and Union Park sit on the border between them. Bandra West costs more per sq ft on the same portal, but the gap is smaller than the sea-front image suggests. This guide compares the two on price, rent, lifestyle, connectivity and supply.

Price and rent
On SquareYards, Bandra West averages Rs 67,450 per sq ft and Khar West Rs 62,150, a gap of about Rs 5,300 (Jun 2026). Sea-facing flats and Pali Hill go well above the Khar average, while 99acres and Ghar.tv show older and lower Khar West bands, so the difference depends on the source and the building.
Rents are closer than prices. Khar West shows a slightly higher rent per sq ft and a 3 BHK rent within Rs 5,000 of Bandra West, which suggests Khar can give a better rent for the money you pay.

Lifestyle and connectivity
Bandra offers promenades, heritage villages and churches, plus a busy restaurant and nightlife scene. Khar is calmer and more family-oriented, with cafes and Linking Road shopping. Khar Road station opened in 1924 and the area has the Ghanteshwar Temple.
Both sit on the Western line. Bandra adds Bandra Terminus and the start of the Bandra-Worli Sea Link, while Khar relies on Khar Road station and the metro corridors along SV Road.
What to check before you decide
Pali Hill shows how far portals disagree. Property Butler (May 2026) gives Rs 60,000 to 1,80,000 per sq ft in one guide and Rs 35,000 to 55,000 for apartments in another. Rustomjee's blog (Feb 2025) gives an average of Rs 52,745, and HomeSharp (Sep 2025) gives about Rs 90,000. We do not average these.
Property Butler (May 2026) also warns of pre-RERA title risk on some Pali Hill builder floors, and of delivery that runs 28 to 48 months against 24 to 30 months advertised. Check the MahaRERA record, the title chain and the promised possession date before you pay a booking amount.
For market direction, Knight Frank reported Mumbai prime residential prices up about 6.2 percent year on year in Q2 2026 (Business Standard, Sep 2026). That is a city-wide prime figure, not a Bandra or Khar number.
Supply and the border belt
Both areas are almost entirely redevelopment, with boutique buildings and builder floors rather than large township launches. Khar has slightly more mid-rise mid-premium launches.
Pali Hill and Union Park blur the line. Wikipedia places Pali Hill under postal codes 400050 and 400052 and lists Union Park in northern Khar. If a listing says Pali Hill, check which side the building sits on before comparing it with either set of figures. See Pali Hill and Union Park for locality notes.
Who it suits
Pick Bandra if you want the promenades and the address, and can pay a higher price per sq ft. Pick Khar if you want a quieter family area close to the Bandra edge at a lower average rate. Browse the Bandra West projects and see Bandra vs Santacruz if you are weighing a third option.
