Lifestyle and connectivity

Juhu is built around its 5 km beach, a Bollywood residential tradition, low-rise builder floors and bungalows, and Juhu Chowpatty street food. Bandra is built around its promenades, cafes and heritage villages, with BKC close for work.

The big practical difference is rail. Juhu has no direct rail line, and residents use Santacruz, Andheri or Vile Parle stations, with metro stops at D.N. Nagar and Andheri West. Bandra has direct trains, metro access and the Bandra-Worli Sea Link, which helps if you travel south.

Market context and costs

Bandra-specific 2026 sales and launch data are not published in the sources we reviewed, and no Juhu series is available either. Knight Frank reported Mumbai prime prices up about 6.2 percent year on year in Q2 2026 (Business Standard, Sep 2026), which is a city-wide prime figure. Property Butler (May 2026) expects 4 to 6 percent a year for Bandra West across 2026 to 2028, which is a forecast.

Buying costs match in both areas. Stamp duty is about 6 percent for male buyers and 5 percent for female buyers including the metro cess (Sobha Limited blog, Sep 2026, verify with IGR Maharashtra). GST is about 5 percent on non-affordable under-construction homes and nil on ready homes with an occupancy certificate (HomeFirst India, Jun 2026).

Sea-facing units in Bandra West carry a premium of about 30 to 40 percent over comparable flats without a sea view (Property Butler, May 2026), so check the view before you compare rates with Juhu.

Guide

Supply

Both areas rely on redevelopment and builder floors. Juhu also shows some under-construction premium supply, quoted at about Rs 61,150 per sq ft. Large new launches are rare in both, so expect a short list of options in either area.

Guide

Who it suits

Juhu suits buyers who want a beach, low-rise surroundings and a lower average price. Bandra suits buyers who want direct rail, the Sea Link and a more urban cafe-and-promenade setting. See Bandra vs Santacruz for a third option near the airport.

  • Choose Juhu for the beach, low-rise surroundings and a lower average rate.
  • Choose Bandra for direct rail, metro access and the Sea Link.
  • Either way, check the exact building and view, because averages hide large differences between lanes.
